Luxury Real Estate
Luxury real estate is about more than a price point.
It may mean privacy, acreage, a custom home, exceptional architecture, a gated community, a highly specific location, or simply a property that requires a more thoughtful strategy because there is nothing else quite like it.
I’m Jahda Longoria, REALTOR® and founder of Longoria Real Estate with Keller Williams City View. For more than 13 years, I’ve represented buyers and sellers throughout San Antonio and the surrounding areas, including custom builds, acreage properties, gated communities, luxury new construction, and homes across a wide range of price points.
With 255+ homes sold and more than $60 million in career sales volume, I bring extensive transaction experience to clients making significant real estate decisions.
But luxury service, to me, has never started with the number on the listing.
It starts with preparation, communication, attention to detail, honest advice, and making sure my client feels represented from the first conversation through closing.
Not every luxury property should be marketed, priced, or negotiated the same way.
A custom home on acreage may require a completely different strategy from a home inside a gated community. A newly completed luxury build presents differently from an established estate. And a property with unusual architecture, extensive upgrades, privacy, views, or a unique homesite may have fewer truly comparable sales.
That is why I don’t believe luxury real estate should be approached with a formula.
I want to understand:
The strategy should be built around the property and the client — not around a generic definition of luxury.
I’ve been a REALTOR® since 2013 and have helped clients through more than 255 real estate transactions.
My work has included buyers, sellers, relocation, new construction, custom builds, acreage, gated communities, military and veteran moves, and luxury homes.
That range of experience matters because higher-end transactions often involve several of those pieces at once.
A client may be relocating from another state while building a custom home.
A seller may be competing against brand-new luxury inventory nearby.
A buyer may love a property but need help evaluating the homesite, condition, upgrades, future resale, and how the home compares with other opportunities.
My job is to help you see the complete picture and make a confident decision.

Luxury buyers usually aren’t searching for four walls and a certain bedroom count.
They’re trying to find a property that works for the way they actually live.
That conversation may include:
Before we start touring homes, I want to understand which of those things actually matter to you.
Then we can narrow the search instead of simply touring every home that happens to fall into a particular price range.
When we find a property you love, I help you evaluate the home, the market around it, the available comparable sales, competing inventory, condition, and the terms that matter beyond price.
Luxury does not eliminate the need for good fundamentals.
If anything, the details matter more.

Custom and luxury new construction is an important part of my business.
I’ve worked with clients purchasing and building custom homes, luxury new construction, homes on acreage, and properties inside gated communities.
With a custom build, the conversation is much bigger than choosing a floor plan.
We may need to evaluate:
The model home is the beginning of the conversation — not the end.
I want my clients to understand what is included, what will cost extra, what decisions may be difficult to change later, and how the total investment compares with other available choices.
When appropriate, we’ll also compare building with purchasing an existing luxury property.

Selling a distinctive property requires more than putting it in the MLS and waiting for the right buyer to appear.
I begin with the property itself.
What makes it special?
What needs attention before we go to market?
Who are we likely trying to reach?
What are buyers comparing it against?
And how do we present the home in a way that feels intentional rather than simply expensive?
My listing process can include preparation and staging guidance, professional photography and video, pricing strategy, market positioning, pre-inspection considerations when appropriate, launch planning, buyer-feedback review, negotiation, and regular seller communication.
The exact plan depends on the home.
I don’t believe every property needs the exact same checklist.
I believe every property needs a strategy.

A higher list price does not automatically create luxury marketing.
The presentation still has to tell the story of the home.
For some properties, that story may be privacy. For another, architecture. Or acreage. Outdoor living. Location. Views. Custom craftsmanship. A new-construction alternative without the wait.
The photography, video, written description, staging, launch strategy, and property information should all support that story.
I also pay attention to what buyers can already find online.
If competing luxury homes look similar on paper, we need to communicate clearly what makes yours different.
My goal is not simply to generate attention.
It is to create the right presentation for the buyers most likely to appreciate what the property offers.
Many luxury buyers are also relocation clients.
When you’re moving from another city, state, or country, finding the right home requires understanding more than individual listings.
We may compare:
I also work with clients who cannot be here for every showing or appointment.
That may mean detailed video tours, builder visits, inspection coordination, walkthroughs, and frequent communication while you are in another city or state.
The goal is to make the process feel informed and organized even when you’re not physically here.

Some luxury properties require additional layers of due diligence simply because of what they are.
With acreage, custom homes, or gated communities, we may need to look more carefully at things such as:
Every property is different, so the appropriate inspections and due diligence depend on the home.
My role is to help identify the questions we should be asking and coordinate with the appropriate professionals when specialized expertise is needed.
My luxury and custom-home work includes San Antonio, Boerne, and surrounding Hill Country communities and areas such as Leon Springs, Pecan Springs, The Dominion, Anaqua Springs Ranch, Cordillera Ranch, Shavano Park, Alamo Heights, Terrell Hills, Helotes, and George’s Ranch.
The right location depends on what matters to you.
I won’t tell you where you should live.
I’ll help you compare the properties and areas that fit the priorities you give me.
We begin with what you’re trying to accomplish — location, privacy, home style, acreage, new versus existing, timing, and the experience you want from the property.
I help you identify which areas, communities, builders, and property types deserve your attention.
We look beyond finishes. Location, lot, condition, improvements, competition, resale, construction quality, and market position all matter.
A strong offer isn’t always the highest offer. Price, terms, timing, inspections, financing, appraisal, and the seller’s priorities may all affect the strategy.
I help keep inspections, documents, specialists, deadlines, negotiations, and follow-up organized.
You’ll know what’s happening, what’s next, and what still needs attention.
Before we launch, we look honestly at condition, presentation, repairs, staging, and anything that may affect the buyer’s first impression.
Pricing a unique property isn’t always as simple as finding three nearby sales. We evaluate the most relevant market evidence, active competition, new construction where applicable, property features, and current buyer behavior.
Professional media and thoughtful property storytelling matter. The goal is to make it easy for a qualified buyer to understand why the home deserves attention.
We bring the property to market with a clear strategy rather than simply activating the listing and hoping for traffic.
You should not have to wonder what is happening with one of your largest assets. I believe in consistent communication, honest feedback, and adjusting the strategy when the market gives us new information.
Price matters. So do financing, concessions, appraisal, inspections, timing, contingencies, and the likelihood that the transaction actually reaches closing.
I look at the whole offer.
Luxury service should feel attentive without feeling intrusive.
Every client’s situation is different.
Some clients want frequent communication and detailed updates. Others prefer concise communication and fewer touchpoints. Some properties require more control around showing schedules, access, personal belongings, or the information being shared.
We’ll establish those expectations at the beginning.
My responsibility is to protect your interests, communicate clearly, handle details professionally, and make sure you are never wondering what is happening next.
That level of care shouldn’t depend on the price of the home.
It’s simply how I believe real estate should be done.
There isn’t one price that automatically defines every luxury property. Price point matters, but so do location, scarcity, acreage, architecture, quality, customization, amenities, privacy, and the market surrounding the property.
I prefer to evaluate the home in the context of its specific market rather than apply one blanket number.
The fundamentals are similar, but luxury properties can involve more complexity. Unique comparable sales, acreage, specialized systems, custom construction, appraisal, inspection, financing, and negotiation can all require additional attention.
The builder and builder’s representatives are focused on the builder’s transaction. Having your own REALTOR® gives you someone focused on helping you evaluate the homesite, builder offering, contract, upgrades, timeline, inspections, and the overall purchase from your perspective.
I recommend involving your REALTOR® before or during your first interaction with a builder because builder representation policies can vary.
I don’t rely on an automated home value or price per square foot alone. We look at the best available comparable sales, current competition, location, land, condition, construction, improvements, buyer pool, new-construction alternatives, and current market behavior.
The more unique the property, the more judgment is required.
Not automatically. Before spending heavily, I want to look at what buyers in your market expect, what the property needs, what competing listings offer, and whether the likely return justifies the investment.
Sometimes preparation makes a meaningful difference. Sometimes the smarter decision is to sell without a major renovation.
Yes. I have extensive experience with relocating and remote buyers and can help coordinate video tours, property information, inspections, walkthroughs, builder communication, and transaction details when you cannot be in San Antonio for every step.
Yes. My experience includes luxury new construction, custom builds, acreage properties, and gated communities. Explore my New Construction guide.
Earlier is better, even if you aren’t ready to purchase immediately. We can begin narrowing down areas, communities, builders, property types, timing, and market expectations well before you need to make an offer.
Whether you’re looking for a luxury home in San Antonio, considering acreage or a gated community, building a custom home in the Hill Country, relocating to the area, or preparing to sell a distinctive property, let’s start with a conversation.
