Military & VA Home Buying in San Antonio

San Antonio is home to one of the largest military communities in the country, and military and veteran clients have been an important part of my real estate business for more than a decade.

I’m Jahda Longoria, REALTOR® and founder of Longoria Real Estate with Keller Williams City View. I’ve helped more than 100 military and veteran clients buy, sell, relocate, purchase remotely, build new construction, and navigate moves connected to Joint Base San Antonio.

Some have had months to prepare. Others have called me with PCS orders and a much shorter runway. Some were already in San Antonio. Some purchased a home without ever stepping inside it until they arrived in Texas.

My role is to help you understand your options, make the numbers make sense, and build a real estate strategy around your assignment, your timeline, your finances, and what comes next.

Before We Start Looking at Houses, I Want to Understand Your Move

For active-duty clients, two of my first questions are usually:

1. How long are you planning on being stationed in San Antonio?

That answer matters. If you believe you’ll be here for two or three years, I may look at your purchase differently than I would if you’re planning to stay in San Antonio long term. We can talk about:

  • Your expected length of assignment
  • Potential resale
  • Location and commute
  • New construction versus resale
  • Expected ownership costs
  • Whether buying makes sense for your situation
  • What may happen if PCS orders come sooner than expected

I don’t start with, “How much house can we buy?” I start with, “Does this purchase make sense for your life?”

2. What is your BAH budget?

For active-duty buyers receiving Basic Allowance for Housing, I want to understand how BAH fits into the monthly housing payment you are comfortable carrying.

Your lender may approve you for one amount. That does not automatically mean you should spend that amount. We also need to consider:

  • Principal and interest
  • Property taxes
  • Homeowners insurance
  • HOA fees
  • Maintenance
  • Utilities
  • Commute
  • Your other financial priorities

The goal isn’t simply qualifying for a home. It’s buying a home that works while you’re stationed here — and still makes sense when life changes.

PCSing to San Antonio

A PCS move comes with enough logistics already. Finding a home should feel organized, not chaotic.

When you contact me, we start by narrowing down what actually matters to you:

  • Which JBSA location you’ll be reporting to
  • Your preferred commute
  • Timing
  • Budget
  • Financing
  • Home type
  • New construction versus resale
  • Space and lifestyle priorities
  • Whether you’ll be able to visit San Antonio before purchasing

Then we build the search around those priorities.

I don’t believe in telling military clients where they “should” live. Instead, I’ll help you compare areas objectively based on commute, budget, home type, property taxes, housing inventory, new-construction options, and the things you tell me matter to you.

Buying a Home Before You Arrive in San Antonio

Yes — I’ve helped clients purchase homes in San Antonio completely remotely. That includes military clients who bought sight unseen and did not physically see their home until arriving in Texas.

Remote purchasing requires more than sending you a listing link. When you’re not here, I become your eyes and ears on the ground. Depending on your transaction, that may include:

  • Live or recorded video tours
  • Detailed walkthroughs beyond the listing photos
  • Showing you the street and surrounding area
  • Builder and model-home visits
  • Contract and timeline coordination
  • Inspection coordination
  • Following up on repairs or builder items
  • Walkthrough support
  • Frequent communication throughout the transaction
  • Coordinating with your lender, title company, builder, inspector, and other parties

I want you to understand what you’re buying even when you’re hundreds or thousands of miles away.

What One Military Client Said

“This is the second time we’ve had the privilege of working with her to both buy and sell a home, and now she’s walking with us through the process of building a new one. Her dedication, professionalism, and warmth are unmatched.”

— Military / PCS Client

This client trusted me through multiple moves, including two sight-unseen purchases, a sale, and eventually a new-construction build. That kind of long-term relationship is exactly how I want my business to work.

Using Your VA Home Loan Benefit

A VA-backed loan can be an incredible home-buying benefit. But having VA eligibility and knowing how to structure a strong purchase are two different things.

I work alongside your VA-experienced lender so we can evaluate the real estate side and financing side together. That may include:

  • Purchase price
  • Monthly payment
  • Seller-paid costs
  • Builder incentives
  • Interest-rate options
  • Funding-fee considerations
  • Appraisal
  • Property condition
  • Closing costs
  • Your timeline
  • New construction versus resale

For many eligible buyers, VA financing can allow a purchase without a down payment. But no down payment does not necessarily mean no money needed for the transaction. Closing costs, prepaid expenses, inspections, earnest money, option money where applicable, and other costs still need to be understood upfront.

I want you to know the numbers before we get emotionally attached to a house.

VA Seller Concessions & Closing Costs

This is an area that is often misunderstood. You may hear: “The seller can only pay 4% with a VA loan.” That statement is incomplete.

VA rules place a 4% limit on certain items classified as seller concessions, but ordinary allowable closing costs and discount points are treated differently. The exact structure depends on your loan and transaction, so I coordinate with your lender and title team before we write or negotiate the offer.

The important part for you: we look at the complete package, not just the sales price. Sometimes negotiating closing costs or financing gives a buyer more meaningful savings than negotiating the same dollar amount from the purchase price.

VA Appraisal vs. Home Inspection

These are not the same thing.

A VA appraisal provides an opinion of value and checks the property against VA Minimum Property Requirements. It is not a substitute for an independent home inspection. I generally encourage my buyers to consider having the property independently inspected so they have more information about the home before moving forward.

If an appraisal comes in below the contract price, we’ll work with your lender to understand the options available, which may include reviewing comparable sales, renegotiating, or considering another solution depending on the circumstances.

My goal is to make sure you understand what is happening rather than hearing the word “VA appraisal” and immediately assuming the deal is in trouble.

Buying New Construction With a VA Loan

New construction can be an excellent option for military and veteran buyers, especially when builders are offering financing or closing-cost incentives. But the biggest advertised incentive is not automatically the best deal. We may compare:

  • Builder lender versus outside lender
  • Advertised interest rate
  • Temporary versus permanent rate buydowns
  • Closing-cost incentives
  • Price reductions
  • Inventory-home incentives
  • Lot premiums
  • Upgrade packages
  • Property taxes
  • HOA fees
  • Estimated monthly payment
  • Construction timeline
  • Inspection opportunities

Some builder incentives interact differently with VA loan rules, so this is another place where your agent and lender need to communicate.

I don’t want you choosing a builder because the billboard says “special rate.” I want you understanding what that rate actually costs, which homes qualify, what you’re giving up to receive it, and how the entire offer compares with your other choices.

Read my complete New Construction Guide.

Building From the Ground Up

I’ve also worked with military clients through the process of building a home. If you’re building rather than purchasing completed inventory, we’ll pay attention to:

  • Builder selection
  • Homesite and lot premiums
  • Structural selections and design upgrades
  • Construction timeline
  • Financing milestones
  • Inspections
  • Builder walkthroughs and final completion
  • Your PCS or move-in timing

When your military timeline and construction timeline have to work together, communication becomes especially important.

Exploring Areas Around Joint Base San Antonio

Joint Base San Antonio includes JBSA-Lackland, JBSA-Randolph, and JBSA-Fort Sam Houston, along with additional JBSA locations.

There isn’t one “military area” of San Antonio. Where we begin depends on where you’re reporting, how much commute you are comfortable with, your budget, and the type of home you want.

JBSA-Lackland

For clients reporting to Lackland, we may evaluate west and southwest San Antonio as well as communities with access to US-90, Loop 410, and Loop 1604. The right search radius depends heavily on your commute tolerance and whether you prefer an established neighborhood, newer community, acreage, or new construction.

JBSA-Randolph

For Randolph, we often evaluate the northeast side of the San Antonio area based on commute and housing priorities. That may include areas around Universal City, Converse, Live Oak, Schertz, Cibolo, and Selma, along with other locations that fit your particular search. This side of the metro also offers substantial new-construction activity.

JBSA-Fort Sam Houston

Fort Sam Houston’s more central location opens up a different set of options. We can evaluate central, northeast, and surrounding San Antonio areas based on the commute you’re comfortable making, your price range, property type, and whether proximity to downtown or other parts of the city matters to you.

The Important Part

I don’t choose your neighborhood for you. I help you understand the tradeoffs. We can compare:

  • Estimated commute
  • Major road access
  • Home prices
  • Property taxes
  • New versus established housing
  • Lot size
  • HOA considerations
  • Amenities
  • Resale considerations

Then you decide what fits your priorities.

Disabled Veterans & Texas Property-Tax Benefits

Texas offers property-tax exemptions for qualifying disabled veterans, and those exemptions can make a significant difference in the cost of homeownership.

For example, qualifying veterans who receive 100% disability compensation due to a 100% service-connected disability rating or individual unemployability may qualify for an exemption of the full appraised value of their Texas residence homestead. Other disabled veterans may qualify for different exemption amounts depending on eligibility.

Because property-tax exemptions involve individual qualifications and applications, I don’t make assumptions about what you will receive. Instead, I encourage clients to verify eligibility with the Texas Comptroller and the appraisal district where the property is located, and to talk with their lender about how any exemption may affect their projected payment.

If you’re a disabled veteran, tell me early in the process. It may be an important part of how we evaluate your monthly housing cost.

Already in San Antonio and Ready for Your Next Home?

Not every military or veteran client I work with is relocating. You may already live here and be:

  • Moving into a larger or smaller home
  • Buying after renting
  • Purchasing new construction
  • Building a custom home
  • Using VA eligibility again
  • Selling one home and buying another
  • Moving after retirement or separation
  • Considering San Antonio as your long-term home

Your strategy should reflect where you are now, not just how you originally arrived in San Antonio.

PCS Orders and Need to Sell?

Receiving PCS orders when you own a home creates a different set of decisions. The first question isn’t automatically, “How fast can we list it?” I want to understand:

  • Your report date
  • Your remaining mortgage balance
  • Current property value
  • Market conditions in your specific neighborhood
  • Competition
  • Potential proceeds
  • Whether repairs or preparation are needed
  • Whether you’ll leave before the home is sold
  • Whether keeping the property as a rental deserves consideration
  • How selling fits into your next purchase

Then we’ll build the listing timeline around your actual move. If you need to leave San Antonio before closing, we can discuss how to manage the sale remotely and keep communication clear after you’ve relocated.

I know PCS timelines do not always cooperate with the perfect real estate timeline. My job is to help you build the best plan with the time and options you have.

How I Help Military & Veteran Clients

After helping more than 100 military and veteran clients, I’ve learned that these transactions often require a little more anticipation.

  1. We start with your timeline. PCS date, report date, travel, temporary housing, lease expiration, construction timeline — we get the moving pieces on the table.
  2. We build around the payment. Approval matters, but so does the payment you’re comfortable with.
  3. We narrow the geography. Your duty location and commute matter, but they are only part of the decision. We’ll compare the areas that fit the criteria you give me.
  4. We compare the real numbers. Price, taxes, HOA, financing, seller concessions, builder incentives, and estimated monthly payment all matter.
  5. I coordinate the details. Lender, inspections, title, builder, repairs, walkthroughs, and closing — I help keep the transaction moving and make sure you know what’s next.
  6. I stay with you after closing. For me, this isn’t about getting one transaction closed. Some of my military clients have worked with me through multiple purchases, sales, relocations, and builds. That’s the kind of relationship I’m interested in building.

Frequently Asked Questions About Military & VA Real Estate in San Antonio

Can I buy a home in San Antonio before I PCS there?

Yes. I’ve helped military clients purchase homes remotely and sight unseen. We’ll use video, detailed property information, inspections, communication with your lender and title company, and a clear process so you can make decisions from wherever you’re currently stationed.

Do VA loans require a down payment?

Many eligible VA borrowers are able to purchase without a down payment, subject to VA and lender requirements and the home’s appraised value. That doesn’t necessarily mean there will be no out-of-pocket costs, so we’ll work with your lender to understand your complete cash-to-close picture.

Is a VA appraisal the same as an inspection?

No. The VA appraisal establishes an opinion of value and evaluates applicable VA property requirements. An independent home inspection is a separate evaluation of the property’s condition. I generally encourage buyers to consider an independent inspection.

Can the seller pay my closing costs with a VA loan?

Seller-paid costs can be negotiated in a VA transaction. VA rules distinguish between ordinary allowable closing costs and items considered seller concessions. Certain seller concessions are subject to a 4% limit. Your lender should confirm exactly how a proposed concession will be treated before we finalize the terms.

Can I use a VA loan for new construction?

VA financing may be used in connection with eligible new-construction purchases, but the financing structure, property, builder, and lender all matter. If you’re considering new construction, we’ll make sure your lender and builder are aligned early in the process. Explore buying new construction in San Antonio.

Are builder incentives available to VA buyers?

They can be. The type and amount vary by builder, home, lender, and current promotion. We’ll evaluate the incentive alongside the price, financing terms, monthly payment, and other available options instead of assuming the advertised promotion is automatically the best deal.

What happens if the VA appraisal is below the purchase price?

A low appraisal doesn’t automatically mean the transaction is over. Depending on the situation, options may include providing additional comparable-sale information through your lender, renegotiating the purchase price, or considering another solution. We’ll review the numbers and your contract before deciding how to proceed.

I’m a disabled veteran. Will I pay property taxes in Texas?

It depends on your eligibility. Texas provides several disabled-veteran property-tax exemptions. Qualifying veterans with a 100% service-connected disability rating or individual unemployability who receive 100% disability compensation may qualify for a full exemption on their residence homestead. Other exemption levels may also apply. Always verify your individual eligibility with the Texas Comptroller and the applicable county appraisal district.

How early should I contact you before a PCS?

Earlier is better, but call me when you know. Even if you’re several months away, we can begin understanding areas, commute, budget, financing, and market conditions so you don’t have to make every decision at once when orders and moving deadlines get closer.
