Boerne Real Estate
Boerne is close enough to San Antonio to stay connected to the city, but it has a feel and identity of its own.
I’m Jahda Longoria, REALTOR® and founder of Longoria Real Estate with Keller Williams City View. For more than 13 years, I’ve helped buyers and sellers navigate San Antonio and the surrounding Hill Country, including clients buying and selling in Boerne, purchasing new construction, and working through the custom-home process.
When clients ask me whether they should choose Boerne or San Antonio, my answer usually starts with:
It’s all about lifestyle and what you’re looking for.
Boerne has a smaller-community feel. People know each other. You’ll find local shopping, farmers markets, a downtown with its own identity, newer communities, custom homes, gated properties, acreage, and luxury options.
But the house is only part of the decision. We also need to think about commute, property taxes, lot size, maintenance, how often you need to be in San Antonio, and how you actually want your day-to-day life to feel.

Boerne is part of the greater San Antonio area, but I don’t approach it as simply another San Antonio neighborhood.
The housing, land, new construction, custom-home options, commute considerations, and buyer expectations can all be different. Depending on what you’re looking for, you may be comparing:
That is why I want to understand how you want to live before we decide which part of the Boerne area makes sense.
One of the things that draws people to Boerne is that it still has a small-town community feel even though it sits within reach of a major city.
There is local shopping. Farmers markets. Local restaurants and businesses. Community events. A downtown that people actually use. And a pace that can feel different from living farther inside San Antonio.
For some clients, that’s exactly what they’re looking for. For others, being closer to work, the airport, medical centers, restaurants, or other parts of San Antonio may matter more.
Neither choice is automatically better. It comes down to lifestyle.
I want to help you understand the tradeoffs before you choose a house simply because you fell in love with the property.
This is one of the most common conversations I have with buyers considering the Hill Country. The right choice usually comes down to how you live.
Boerne may appeal to you if you’re looking for:
San Antonio may make more sense if:
But I don’t want to make that decision for you. Instead, we’ll compare the real options.
How long is the drive at the times you will actually make it? What does the same budget buy in each location? How different are the property taxes and monthly costs? How much property do you want to maintain? How often are you realistically going into San Antonio?
Those answers usually tell us far more than a “best places to live” list ever could.

Downtown Boerne gives the area much of its identity.
For buyers who enjoy being closer to local restaurants, shops, events, and the center of town, established areas around Boerne may feel very different from newer communities farther out.
Older or more established properties can also require different due diligence than brand-new homes. We may pay closer attention to:
A home can have character and still need careful evaluation. My job is to help you look past the surface and understand what you’re actually buying.
New construction is an important part of the Boerne-area market and an area where I have direct client experience.
Depending on the community and builder, buyers may be comparing:
I don’t want my clients choosing a builder because the model home is beautiful or because a sign advertises a special interest rate. We look at the complete purchase: price, lot, financing, taxes, upgrades, timeline, inspections — and what you will actually spend by the time the home is finished.
Read my complete New Construction guide.
Custom building is another area where I have worked with Boerne clients.
A custom build creates opportunities you simply don’t get with an existing home — but it also creates more decisions. The process may involve:
I encourage buyers to think beyond finishes. Cabinets and countertops matter, but so do the lot, drainage, utilities, layout, construction quality, future maintenance, and how the property may function years from now.
The goal isn’t simply to build a beautiful house. It’s to build a home that makes sense for you.
Boerne and the Hill Country corridor include a number of custom, gated, acreage, and luxury options.
Depending on your goals, your search may include communities such as Cordillera Ranch, George’s Ranch, and Anaqua Springs Ranch.
And when the search broadens south along the I-10 and Hill Country corridor toward San Antonio, buyers may also compare areas and communities such as Leon Springs, The Dominion, and Pecan Springs.
These properties should not all be evaluated the same way. A custom home on acreage has different considerations from a luxury new-construction property inside a gated development. We may evaluate:

Fair Oaks Ranch is a nearby market that often enters the conversation when clients are considering Boerne and the surrounding Hill Country.
I would not automatically lump the two together. We compare them based on the properties actually available and the things that matter to you. That may include:
The goal isn’t to decide that one area is “better.” It’s to understand which one fits the life you’re trying to create.
When I’m helping a buyer in Boerne, I want to understand more than bedroom count and price. We may need to talk about:
Then, once we find the right property, we shift into offer strategy and due diligence. Price is only one part of the offer. Terms, option period, financing, closing date, appraisal considerations, and the property’s competitive situation all matter.
Read my complete home buying guide.
I’ve also represented sellers in Boerne.
When I’m helping a homeowner prepare to sell, I look at the property in the context of the market it is actually competing in. That may include:
Boerne properties can vary considerably, from established homes to newer construction, custom homes, gated properties, and homes with acreage. That means I don’t believe in using a one-size-fits-all listing strategy.
We look at what makes the property different, what buyers are comparing it against, and how to position it appropriately for the market.

Many buyers considering Boerne are also relocating to the San Antonio area. When you’re coming from another city or state, the differences between Boerne and San Antonio can be difficult to understand from a map. That’s where I want to slow the process down.
We’ll talk about where you need to go regularly, commute, lifestyle, budget, home type, new construction, lot size, acreage, custom homes, gated communities, and how often you expect to be in San Antonio.
If you cannot be here for every showing, I can also help coordinate much of the purchase remotely. That may include:
I want you to understand both the house and the location before you make the move.
Read my San Antonio Relocation guide.
Boerne-area buyers should look beyond the sales price. Two similarly priced homes may produce very different monthly ownership costs.
Depending on the property, we may need to compare:
New-construction tax estimates also deserve careful attention. A lender can provide the financing and payment estimates for your particular purchase, but I want to make sure we’re identifying the property-specific expenses that need to be included in that conversation.
One of my Boerne clients, Nick Wales, has worked with me through multiple real estate decisions, including buying, selling, and now building a new home. He shared:
“Jahda has impressed us with her attention to detail and clear, consistent communication. She anticipates needs before they arise, handles complex situations with ease, and always makes us feel like a priority.”
— Nick Wales
That means a lot to me because my goal isn’t simply to help someone close one transaction. I want to be the person they trust when the next move comes.
Before we search, I want to understand why Boerne is on your list and what you’re hoping will be different about living there.
Boerne, Fair Oaks Ranch, the I-10 corridor, and San Antonio can offer very different experiences. We narrow based on the criteria you give me.
I help you understand the real differences in price, timeline, lot, upgrades, financing, taxes, maintenance, and overall value.
We look beyond the photos to condition, lot, utilities, construction, competition, future maintenance, and property-specific concerns.
Price, terms, option period, financing, timing, and the competitive situation all matter.
We coordinate inspections and determine whether additional specialists should evaluate property-specific systems or conditions.
I stay connected with the parties involved and help you understand what still needs to happen before you get the keys.
Boerne is its own community, but it is part of the greater San Antonio region and is connected to San Antonio primarily through the I-10 corridor. From a real estate perspective, I treat Boerne as its own market rather than simply another San Antonio neighborhood.
It depends on your lifestyle. If you’re drawn to a smaller-community feel, local shopping, farmers markets, Hill Country surroundings, custom homes, gated options, acreage, or more space, Boerne may deserve a closer look. If you need to be in San Antonio frequently, commute and convenience may carry more weight. We compare the actual tradeoffs based on your priorities.
Yes. New-construction opportunities exist throughout the broader Boerne area, but builders, communities, inventory, lot options, incentives, and timelines vary. I help buyers compare the entire offer rather than just the advertised price. Read my New Construction guide.
Yes. My Boerne-area experience includes working with custom-home clients, and I can help you think through builder options, homesites, construction decisions, timelines, inspections, and the overall real estate side of the process.
Yes. I have represented sellers in Boerne and help homeowners evaluate pricing, preparation, presentation, current competition, and the terms that matter throughout the transaction. Every Boerne property is different, so I build the strategy around the home, its market, and the seller’s goals. Read my seller guide.
My broader experience includes custom builds, luxury new construction, acreage, and gated-community properties, and those property types are part of the Boerne and Hill Country market. Explore my Luxury Real Estate guide.
Beyond the home itself, acreage may require additional attention to the survey, land, access, drainage, utilities, septic or well systems where applicable, easements, restrictions, fencing, maintenance, and insurance. The exact due diligence depends on the property.
No. Fair Oaks Ranch is a separate nearby community, but buyers considering Boerne sometimes compare the two because of their proximity and access toward San Antonio. I prefer to evaluate them separately based on your commute, budget, home preferences, and the properties available.
Yes. I’ve worked extensively with relocation and remote buyers and can help with area comparisons, video tours, builder visits, inspection coordination, walkthroughs, and transaction communication when you cannot be here for every step. Read my Relocation guide.
Earlier is better. You don’t have to be ready to make an offer tomorrow. If Boerne is only one of several areas you’re considering, we can start by comparing lifestyle, commute, property types, new construction, budget, and what matters to you before narrowing the search.
Maybe you know Boerne is where you want to be. Maybe you’re deciding between Boerne and San Antonio. Maybe you’re comparing Fair Oaks Ranch. Maybe you want new construction. Maybe you want to build custom. Maybe you want more space around your home. Maybe you’re selling.
You don’t need to have all of that figured out before we talk. Tell me how you want to live. We’ll look at the homes, the areas, the commute, the numbers, and the options — and build the plan around what matters to you.
No pressure. No generic “best neighborhood” list.
Just honest guidance, thoughtful strategy, and a plan built around your move.
